We are a family-run business, T. L. A. projekt d.o.o., which opened its doors in 2022 with a clear vision: to provide superior architectural design services. Despite being young on the market, we proudly bring a lot of experience gained working in the sector.
The purpose of conducting technical consulting for investors, i.e. performing construction project management activities, is to ensure the realization of the construction concept before and during the execution of the works.
A conceptual Design in the form of a conceptual solution connects the ideas and visions of investors with the real world, it begins with defining the project task and creating variants of the conceptual solution. The next step is up to the investor, the choice of a variant of the solution, which is refined and finally approved, followed by the initiation of the procedure for obtaining Conditions for connecting to public services.
The main project documentation represents a set of coordinated projects whose purpose is to provide a technical solution for the construction of the building, to prove the fulfilment of the basic requirements and to satisfy the prescribed Conditions from various Public bodies. Depending on the type of building, this project includes an architectural design, civil construction design, electrical design and mechanical design.
In the event that the building was built without a building permit or was built in non-compliance with approval, a legalization project is required that will describe how the building will be adapted to the applicable regulations and standards. The object legalization project is a document that contains all the necessary information about the object and describes how the object will be adapted to the applicable regulations and standards.
When a portion of a residential building is to be declared as separate ownership, it is necessary to undergo the process of condominium conversion. The condominium plan defines individual ownership of each unit within the building, enabling each owner to become the rightful owner of their unit. This plan is also known as the ‘Plan of Special Parts of the Building.’

ARCHITECTURAL DESIGN
Architecture is the design and planning of the appearance and structure of buildings. This includes the conceptual design and creation of the main design, as well as the selection of materials and technologies that will be used in construction.
In the process, we also deal with issues of user experience and functionality of buildings, as well as their environment and impact on the environment. We design facilities of all types, sizes and purposes; family houses, apartment buildings, and tourist and business buildings.
In addition to new buildings, we also work on legalization, reconstruction, conversion and extension of existing buildings, as well as compliance with conditions, permits and audits. Our focus is the County of Istria, and our headquarters are in Pula.

PLAN OF SPECIAL PARTS OF THE BUILDING

After that, the existing condition is surveyed, an elaboration is prepared, and approval is obtained from the competent construction authority, after which it is possible to register in the Land Registry.
